Through regular use, there are more factors that can increase the need for air duct cleaning, i.e. pets that shed high amounts of hair and dander; occupants with allergies or asthma; children and elderly; cigar- or cigarette-smoking; water contamination, molding or damage to the home; renovation, prior to occupancy of a new home, etc.

Proper HVAC cleaning process means breaking contaminants loose and collection of contaminants. This is not a complex process but each job is unique. Where possible, access to duct interiors should be made through existing opening such as supply diffusers, return grills, duct and caps and existing service openings. Cleaning technicians may need to cut access holes in the duck work so as to reach inside with various cleaning tools. Creation of such tools requires craftsmanship and professional skills.

Antimicrobial chemicals include sanitizers, disinfectants and deodorizers can be applied to non-porous surfaces and help control microbial contamination and odors. These products should only be considered after cleaning and if the need for such has been deemed necessary.

When hiring service from a contractor, make sure that the engineer will clean all the HVAC system components including air ducts, coils, drain, registers, grills, air plenum, blower motor and assembly, heat exchanger, air filter and air cleaner.

There are several factors that affect cost and time estimates, i.e. type of ductwork, size of the aircon, accessibility, number of crew members, level of contamination and environmental factors.

Beware of advertisements that have "whole house specials" for very low prices. Many of them only include the main ducts and charge extra for the air handler, blower fans, coils, registers and cutting access. Upon arrival at the site, some may up-charge to excessive amounts. Consumers should also beware of “blow-and-go” air duct cleaning companies. These companies often charge a nominal fee and do a poor job of cleaning the heating and cooling system. These companies may also persuade the consumer into unneeded services with and/or without their permission.

Ask at least two contractors to inspect your system and give you a time estimate for your particular system. This will give you a general idea of how long the job should take as well as an idea of how thoroughly the contractor plans to do the job. Ask if the company has the right equipment to effectively perform cleaning, and if the company has done work in homes similar to yours. Get references if possible. If any dust or debris can be seen during the visual inspection, the system should not be considered cleaned. While you can perform your own visual inspection using a flash light and mirror.
